As someone who works with real agents nearly every day, I am at awe of how valuable a good real estate agent can be.

But some sellers may not benefit from a real estate agent. Or, I should say, may benefit but not enough to justify the agent’s commission, especially here in Boulder, CO.

If you can answer yes to the following questions, you may be a good candidate for a FSBO sale (for sale by owner):

 

Have you already identified a specific buyer?

Perhaps you plan to sell your home to a tenant, or a family member, or your neighbor’s mom’s best friend. If you’ve already found a buyer who, for one reason or another, you’re comfortable selling to, then you don’t need the powerful marketing tactics of a seasoned real estate agent.

 

Do you know what your property is worth, or are you willing to do the research?

A good real estate agent will pull neighborhood comps and conduct a full analysis before suggesting a list price. But truth be told, they’re using the same information that you can access yourself. After all, property sales are a matter of public record. And for a more thorough analysis, you can always hire a professional real estate appraiser.

 

Have you been through a real estate transaction before?

The real estate transaction process can be daunting. But a well crafted purchase contract will outline who should be doing what, and by when. This, paired with a general understanding of the overall process and a little help from a FBSO attorney, is sufficient for most people to navigate a standard real estate transaction.
